Land valuation notices are being issued for about 2000 properties in the Warren Local Government Area.
Valuer General Philip Western said the total land value of the Warren LGA as at July 1 2009 was about $550 million.
“Real estate analysis in the Warren LGA has been extensive during the course of the valuation program with 12 residential and 30 rural sales analysed.
“The land value of residential, commercial/industrial, rural, rural residential and hobby farms within the Warren LGA have generally remained steady over the previous year,” Mr Western said.
“Typical residential land values were 1151 square metres at Macquarie Drive, valued at $23,500, 727 square metres at Chester Street valued at $11,500, 987 square metres at Pittman Parade valued at $19,500 and 1189 square metres at Beleringa Street, Nevertire valued at $3000.
“A typical commercial/industrial land value was 1151 square metres at Dubbo Street valued at $22,700.
“Typical rural land values were 5060 hectares at Carinda valued at $788,000 and eight hectares at Dubbo Road valued at $92,000.
“The valuations are dated at July 1 2009 and are based on relevant land and property sales data.
“The 2009 land valuations are one of the factors that council will use to determine landowner rates.
“Property owners will receive a leaflet with their valuation notice that explains the valuation process.
